In a world where get-rich-quick real estate investment scheme offers fill our spam boxes and lurk continually in the peripherals of our computer screens, it can be easy to grow a certain cynicism about whether you, as a beginner, can enjoy success in the real estate business, without putting forth an enormous financial investment or waste of time.

Let’s be clear – there isn’t a magic silver bullet. You won’t sit back on your laurels and watch the cash roll in with no effort. What you lack in capital, you’ll have to make up with elbow grease. But the old adage is true: where there’s a will, there’s a way, and if you want success badly enough, you’ll find that way. Here is some tried and true advice for you if you want a shot at true success, but you’re operating on a wing and a prayer:

Dig in your Heels

If you’re starting with nothing – no capital, no knowledge, no skills – then you will have to have a lot of good old-fashioned pluck and determination. There just isn’t anything else that will get you through the rough patches. And there will be some rough patches.

Stay Humble

Confidence and optimism are great, but arrogance can be debilitating. No matter how smart you are, you’re starting at the bottom. Lots of people are far wiser and more experienced than you – be sure you’re open to good advice and hang with those who have gone before you and seen success.

Learn the Ropes

Determination is essential for success, but only when you combine it with knowledge and hard work. It can’t do much on its own. Be ready and willing to take the time and effort to learn anything anyone will teach you. Attend conferences, events and meetings. Sign up for a reputable  “real estate 101 course”,  and patch it together with your own from library books and trusted online resources. Study your chosen market until you know it inside and out. Find successful investors who are willing to answer your questions, or even mentor you. Many of them started out just like you, and are happy to be instrumental in the success of a newbie.

Be Resilient

Losing a battle doesn’t mean you’ve lost. The only true way to lose is to give up. If you try your hand at real estate investment and realize it isn’t your cup of tea, so be it. It honestly isn’t for everyone. But if you find you enjoy it and you really want success, you can’t let setbacks get you down. Instead, treat them as ladder rungs – valuable lessons that you can use to prop yourself up to the next level.
